Summer

The same paths lead to trails and the meadow. Long evenings on the ridge.

Autumn

Aspens turn along the valley. Quiet trails, clear air and the mountain nearly to yourself.

Art, all year

Art woven into the homes and landscape offers something new to discover with every season.

Why Kirkwood

Tahoe is one of the most sought-after mountain destinations in the country. That demand brought investment and rising values. It also brought year-round congestion and crowded resorts.

The problem

The major Tahoe resorts are busy in every season: lift lines in winter, packed trails and traffic in summer. It is no longer a peak-season problem. It is the new normal.

The opening

Kirkwood sits at the quiet southern end of Tahoe, just outside the Basin. World-class terrain and uncrowded slopes. The distance that keeps it quiet is what Haven’s buyers are looking for.

Kirkwood has the highest base of any Tahoe resort in California, and 65% of its slopes face north, so the snow holds longer.

Homes that belong to the mountain they sit on.

Stacked, open floors held in a single dark frame that turns its corners in one continuous curve. One roof plane lifts toward the view.

Warm timber, floor-to-ceiling glass and a base of local stone. Each home is built and sold finished, not as a shell.
