The mountain comes first.
Kirkwood sits at the end of Highway 88, outside the Tahoe Basin, at about 7,800 feet. Its terrain is the reason experienced skiers drive past other resorts to reach it. Its snow is some of the deepest in the Sierra.
Because it sits apart, Kirkwood was never overbuilt the way the Basin's larger resorts were. That is its character, and it is why there is still room to add something carefully. Haven is designed to fit that character, not to change it.
On the mountain, not near it.
Haven occupies The Palisades Unit No. 6, an approved 21-lot subdivision under the Kirkwood Specific Plan. The site lies between Kirkwood's two express lifts, Timber Creek Express and Cornice Express, with ski-ways that connect each lot to the trail network.
The land has been held by Haven's principals since 2021. The civil engineering is complete. Homes here are not near the mountain. They are on it.
